This guide is intended to give some basic information on the types of service that we are normally asked to perform as well as some information on the best ways to complete certain cleaning jobs.

Normal Janitorial Schedule:
     We are usually asked to perform a cleaning job one time, or from daily to once per month.  The majority of our customers choose to have us clean 2-3 times per week.  Most of the cleaning is performed after hours so that we can get in and be very efficient without disturbing your staff...this helps keep your costs down since quicker cleaning means cheaper prices.  Our key tags only have numbers so that, even if they are lost or stolen, no one would be able to guess they  are to your business.  If you are not comfortable with us comming in after hours, or your company policy doesn't allow cleaning after hours, then we can clean during busines hours as well.  Costs for cleaning during busines hours may be higher since we will have to work around your staff and customers.

Normal Janitorial Tasks:
     The normal requests we get for regular janitorial service include but are not limited to the following:
1.  Feather Dust
2.  Wipe Surfaces Clean
3.  Spot Clean Walls and Doors
4.  Sanitize Fixtures and Surfaces in Kitchens and Bathrooms
5.  Refill Soap, Paper Towel, and Toilet Paper
6.  Sweep and Mop Floors

Add-On Services:
     Below are some of the additional services that our customers ask for on a regular schedule or just as needed:
1.  Carpet Cleaning
2.  Hard Floor Scrubbing
3.  Hard Surface Pressure Washing
4.  VTC Tile Strip and Wax, Scrubbing, or Buffing
5.  Window Cleaning
6.  Ceiling Light Cleaning
7.  Vent Cleaning
8.  Detailed/Spring Cleaning (to prep for visits by upper management or just periodic detailed cleanings to get the details that the routine cleaning may not cover)

Recomended Cleaners and Procedures:
    In our personal experience, and in our research, we have developed the following recomendations:

Feather Dusting:
     Many new cleaners say they don't like to feather dust because it just kicks the dust up and later it will settle back onto the clean surfaces.  This is partly true but with experience you will find that there are a lot of things that can't be cleaned effectively any other way.  For example:  lamps, lights, computer monitors and keyboards, nic-nacs, cluttered desks, chair legs and backs, wall hangings and pictures, behind things on counters, etc.  One problem with many new cleaners is that they buy cheap dusters.  Cheap dusters use hard feathers with hard spines, or plastic.  These dusters are not only ineffective for dusting but they also may scratch your surfaces and they get clogged with dust and re-distribute it all over.  A commercial grade Osterich Feather Duster is best.  Osterich Feather's do not hold on to dust, they are more flexible and have no hard spine to scratch things.  In the end these are more expensive but they last longer and do a better job cleaning.

Sweeping:
     Sweeping is another area of debate.  Most companies agree that carpets should be cleaned with an upright vacuume or with a commercial back pack vacuume.  We use both, depending on the type of carpet and the type of dirt needing picked up.  The most effective vacuumes are Commercial vacuumes because they usually have a dual motor system that powers the brush roller with one motor, leaving the other motor free to use all of it's effort to produce suction.  Cheaper vacuumes use one motor to do both jobs and do each less effectively.  Many companies say you should not vacuume hard surface floors but more of the trade journals and large companies are recommending using vacuumes for hard floors as well.  We all know that a normal angle broom flings dirt up into the air,  a push broom can leave stuff behind or along the edges, and a dust mop quickly gets clogged up and starts to leave stuff behind.  A back pack vacuume can provide high suction and pick up more than any of the methods just discussed.  An upright that can turn the brush roller off can do the same but is usually not as effective as the back pack vacuume.  At this point we use all methods depending upon the situation.  Some methods are better in one area but not another.

Mopping:
     Most new cleaning companies mop their floors with Pine-Sol.  This is the most common mopping liquid found in grocery stores.  Some people like the smell of Pine-Sol but we find it to be less effective than a Neutral PH, No Rinse Mopping Liquid.  The problem with Pine-Sol is that it has an oily compsition and when you use it on your floor, you often see a film or streaks left behind.  This is most apparent if you use it on a well maintained tile floor that is shinney.  It can be difficult to keep it shinney by mopping with Pine-Sol but when you switch to a Neutral PH, No Rinse Mopping Liquid, you find that it takes little effort because the mopping liquid breaks up the dirt and the mop picks it up and their is no oily film left behind to show streaks or dull the shine of the floor.

Disinfecting:
   There are many cleaning companies out there that you would think own stock in Windex!  That seems to be all they use.  We believe that it is imperitive in Medical buildings and kitchens and bathrooms to use a high quality Disinfectant Cleaner.  Disinfectant Cleaners can be mixed at differnt strengths for different applications.  We mix ours at Medical Grade Disinfecting because we want to make sure that we kill all the germs.

Carpet Cleaning:
     We belive that the best carpet cleaning is steam cleaning.  You hear stuff out there about many different kinds of cleaning and how convenient some are because "your carpet dries faster" or they are "green" because they use less water.  We believe that steam cleaning is the only effective method of removing the dirt from your carpet because it actually extracts the dirt from the carpet. We have actually done Bonnet Cleaning and the pad does pick up some dirt.  Even when Bonnet Cleaning though, it is still recommended to steam clean to extract the remaining dirt from the carpet.  We have gone in after bonnet cleaning to steam clean and every time we pull more dirt out.

Hard Surface Cleaning:
     We clean hard surfaces a few different ways.  One way is with a machine scrub and then mopping up or vacuuming up to pick up the dirt that the machine loosens.  Another way is pressure washing with our contained pressure washer.
